This is the most daunting time of the year. It is when we have to bid farewell to all our great tenants and our tenants have to say goodbye to both us and the place they have called home for the past year. We at House hunt understand moving out is stressful both physically and mentally and we want to share some pointers below to ensure your moving out process is smooth and hassle free.

Rent

Please ensure the rent is paid up to the end of tenancy and there are no rental arrears on the account. Failure of payment can lead to financial complications and delay in return of deposits. Rent arrears can also lead to CCJ's these are county court judgements and will show up on credit ratings and affect your credit score.

  • Your deposit can not be used as substitute to rent. 
  • Standing orders and direct debits must be cancelled once the last rental payment has been cleared. If any rent is over paid this will be returned back to yourself minus a £30.00 charge within 28 days from when payment was instructed. 

Utilities/ Bills

Gas/Electric

Please contact your energy provider requesting your final bill to be sent out and ensure it is paid in full, you will be required to submit your final meter reading which will automate your final bill. Proof of final bill showing the balance £0.00 must be forwarded to House Hunt (This email address is being protected from spambots. You need JavaScript enabled to view it.). Failure of payment and account closure can also lead to financial complications and delay in return of deposits. Water

Please contact your provider requesting your final water bill to be sent out and ensure it is paid in full, you will be required to submit your final meter reading which will automate your final bill (if you have a water meter installed in your property) if you have a fixed water bill than you will just be required to clear accounts until the last date of your tenancy. Please contact your internet provider requesting your final bill to be sent out and ensure it is paid in full. You must close your accounts 30 days in advance before your contractual end date.

Council Tax

Please contact Birmingham City Council and inform them of your moving out date. If you are full time students you must ensure you provide  Birmingham City Council the following:

  • Copy of your signed tenancy agreement
  • Copy of your student identification card
  • Student exemption certificate – this can be obtained from "Aston Web Student Hub" located in the Aston Web Building (R7 on the campus map).
  • If you can not physically visit the "Aston Web Student Hub" you can obtain this letter from the UOB online shop or alternatively you can email This email address is being protected from spambots. You need JavaScript enabled to view it. with the following template and they will provide your the student exemption certificate.

Cleaning

Our moving out booklet is an easy guide with loads of suggestions and directions ensuring that the full property clean is carried out to a high standard. A full property clean constitutes the cleaning of the following areas and fixtures and fittings that are included (this may change depending on property make up):

  • Kitchen
  • Bedrooms
  • Bathrooms
  • Stairs
  • Corridors
  • Front and rear garden
  • Store rooms

 Our end of tenancy surveys showcase that over 90% of our tenants who live around the Selly Oak/Harborne area have found Wilko as the most cost effective and convenient store to purchase cleaning items.

You can simply add these items into your basket and collect it from the local Selly Oak/Harbone Wilko which is located by (clicking here).

Damages

We at House hunt understand general wear and tear and acknowledge that a property which has been occupied for a year will showcase depletion. We believe in honesty and transparency so it is imperative all damages are reported as soon as it happens prior to check out, this will work in the favour of the tenants and the landlord. Should any damages be picked up on the inspection by your landlord/property manager this will be documented and appropriate measures will be taken and forwarded to yourself.

Keys

Keys must be returned to us no later than 30th June at 11am (if your tenancy ends on a different date – please contact House Hunt This email address is being protected from spambots. You need JavaScript enabled to view it.

If you wish to move out earlier than your last day of your tenancy, please contact us with a date and time when you intend to return keys This email address is being protected from spambots. You need JavaScript enabled to view it.

All the keys which were provided at the beginning of the tenancy need to be returned back to House Hunt in the same condition, failure to do so will lead to financial complications stated in your AST. 

Please contact House Hunt at least two week's in advance when you intend to move out and return keys so your designated property manager can instruct you of the procedures of the key return policy. This email address is being protected from spambots. You need JavaScript enabled to view it.

House Hunt must be notified of date and time when the property will become fully vacant and when keys will be returned, this will also benefit outgoing tenants with the end of tenancy procedures being carried out swiftly. 

Deposit Return

All security deposits are protected either with (DPS) or (MYDEPOSITS) and will be returned to your selves within 28 days from your last date of your tenancy. This is subject to the following actions being carried out which have been detailed above:

  • Rent
  • Utility Bills
  • Cleaning
  • Damages
  • Keys
