Tenant Charges

All Charges are in accordance with Tenant Fees Act 2019:

Administration/Agency Fee (due at the time of sign up) - £0.00

Holding Deposit/Reservation Fee (non-refundable) – The is one weeks rent the following example states how this calculated:

1 weeks rent (£390 monthly rent x 12 months / 52 weeks) = £90.00 

Tenancy deposit (refundable at end of tenancy) – this is Maximum 5 weeks rent the following example states how this is calculated:

5 week deposit (£90 weekly rent x 5 weeks) = £450.00

Late payment of rent – Charged after 14 days which is 2.5% above the Bank of England base rate of the balance owing, this is calculated daily.

Novation agreement - £50.00 per alteration

Replacement of keys - £30.00 per key.

Emergency call out fee starting at £30.00 (please refer to tenancy agreement for full breakdown).

We at House Hunt offer our landlords a bespoke service regardless of whatever service package you opt for. We believe in transparency and honesty.

We offer our landlords three levels of services (please see below):

Let Only Service:  up to 50% of one month’s rent, minimum £300.00

This service is great for landlords who have their own system in place and would like to continue with the full management of the property themselves and would like to leave the tenant find and signing up process down to us. This Service includes the below:

  • Rental valuation carried out by our appraisal team.
  • Professional photos throughout the property and virtual tours.
  • Extensive online marketing on portals such as Rightmove / On the market / Social media platforms / House Hunt website.
  • Erection of TO LET boards and production of leaflets, brochures and pamphlet.
  • Comprehensive landlord and tenant matching.
  • Accompanied viewings by our highly trained consultants.
  • Completion of all tenancy paperwork ensuring all compliance and due diligence is carried out meeting current regulations.
  • Collection and transfer of tenancy deposits and first months rents (where applicable).

Let and Rent Collect Service: up to 50% of first month’s rent then 5% per month thereafter.

This service is great for landlords who would like to continue to take on the day to day management of their property i.e. maintenance and inspections and leave the collection of rental payments and issuing of legal notices down to us. This Service includes everything below:

  • Rental valuation carried out by our appraisal team.
  • Professional photos throughout the property and virtual tours.
  • Extensive online marketing on portals such as Rightmove / On the market / Social media platforms / House Hunt website
  • Erection of TO LET boards and production of leaflets, brochures and pamphlet.
  • Comprehensive landlord and tenant matching.
  • Accompanied viewings by our highly trained consultants.
  • Completion of all tenancy paperwork ensuring all compliance and due diligence is carried out meeting current regulations.
  • The collection and protection of deposits via the following accredited schemes DPS and MYDEPOSITS.
  • Collecting rental payments and issuing financial statements for all clients (UK or overseas landlords)
  • Renewal of all property safety documentation and HMO licenses (if applicable).

Let and Fully Managed Service: up to 50% of first month’s rent then 10% per month thereafter.

This Service includes everything in our let only service and let and rent collect service alongside our fully bespoke professional management package which is both affordable and stress free. This is a fantastic package for landlords and investors should they want minimum stress and their investments to be taken care of by market leading experts.

  • We also offer unlimited advice and assistance at any point during the tenancy, this includes legal and deposit disputes.
  • The management and renewal of all property safety documentation and HMO licenses (if applicable).
  • Dedicated team of highly trained property managers looking after both you and your tenants throughout the duration of the tenancy.
  • Regular property inspections with detailed reports produced.
  • Detailed professional inventories with both check in and checkout schedule reports.
  • Co-ordination of repair/maintenance including arranging one of our fully qualified tradesman to attend the property and obtaining estimates where necessary, supervising works and settling accounts.
  • 24/7 emergency service for tenants to report any queries.
  • Bespoke legal advice and optional service on rent protection and legal protection.
  • Issuing all end of tenancy protocols for tenants.
  • Professional utility management services ensuring all bills are transferred both at the beginning and end of tenancy.
