Here’s what you need to stay compliant:
Gas Safety Certificate — Annually
A Gas Safety Certificate is a legal requirement for any rental property with gas appliances. A qualified Gas Safe registered engineer must inspect and certify the gas boiler, hob, meter, and any other gas appliances annually.
The inspection ensures:
- Appliances are operating safely
- No risk of gas leaks or carbon monoxide exposure
- Flues and ventilation are working correctly
Without this certificate, you cannot legally rent out your property. At House Hunt, we’ll remind you when it’s due and arrange a hassle-free inspection with a trusted engineer.
EPC (Energy Performance Certificate) — Every 10 Years
An EPC measures your property’s energy efficiency on a scale from A (most efficient) to G (least efficient). It’s legally required for all rental properties and must be provided to prospective tenants at the start of a tenancy.
Important notes:
- EPCs are valid for 10 years
- Most properties must have a minimum rating of E to be let
- Upgrades may be needed to meet this standard (e.g. insulation, efficient heating)

EICR (Electrical Installation Condition Report) — Every 5 Years
An EICR evaluates the safety and condition of a property’s fixed electrical systems, including wiring, consumer unit (fuse box), switches, and sockets.
Key facts:
- Must be carried out at least every 5 years
- Must be performed by a qualified electrician
- Required by law for all tenancies in England
The report highlights any urgent issues (coded as C1 or C2) that must be rectified before the property is deemed safe to let. We’ll coordinate the inspection, action any necessary repairs, and keep your documents up to date.
HMO / Additional / Selective Licensing
Local councils may require properties to hold one or more types of licences depending on their location, tenant makeup, and property type:
- HMO Licensing: For properties with 3 or more tenants forming 2 or more households who share facilities
- Additional Licensing: May apply to smaller HMOs not covered by mandatory licensing
- Selective Licensing: Can apply to any rental property in designated areas, even single lets
Licensing typically requires:
- Compliance with safety standards (fire, gas, electrical)
- Property management standards
- Fit and proper landlord checks

- Emergency lighting works during a power cut
- Escape routes are safely lit and accessible
- Testing must be conducted by qualified engineers and is typically required annually or in accordance with your property licence conditions.
